The commercially valuable parts of a real lease (escalation exceptions, renewal conditions, obligation/cure clauses) live in narrative prose, not a table, and reading that prose reliably is a capability Engineer Tsai Studio has not built yet. This template exists so that gap doesn't block a genuinely useful, honestly-scoped asset in the meantime.

Sourced from real research: a realistic test lease built to check whether Engineer Tsai Studio's own PDF-table pipeline could extract lease terms (it can, when they appear in a ruled summary table — most don't), plus two real DIY commercial-lease-template generators checked directly to confirm which terms typically ship only as prose. Those are exactly the terms this tracker exists to catch.
